What to know | ICONSIAM named among MAPIC’s three most influential retail projects of the past 30 years

ICONSIAM, a landmark in Bangkok, Thailand, was selected as the Top 3 "World's Most Influential Retail Real Estate Projects in the Past 30 Years" at the MAPIC Awards 2025 held in Cannes, France. It was the only Asian project selected this year. This complex mall, developed under the leadership of Siam Piwat Group, has become the urban engine of Bangkok’s Thonburi District since its opening in 2018. This international recognition has also reaffirmed Bangkok’s position in the global retail map.

Why does ICONSIAM stand out in global retail awards?

MAPIC Awards is known as the "Industry Oscars" in the retail real estate industry. This selection reviews the retail development projects with outstanding performance around the world in the past 30 years. ICONSIAM is the only Asian representative selected. Francesco Pupillo, director of MAPIC, said that ICONSIAM has set a new benchmark for modern mixed-use development and redefined the retail experience through the integration of design, innovation and culture.

What is the significance of CEO Chadatip Chutrakul receiving the award at the same event?

Siam Piwat Group CEO Chadatip Chutrakul was awarded the "Pioneers of Places Lifetime Achievement Award" at the same award ceremony in recognition of her long-term contribution to the transformation of the retail and real estate industries. There are only five winners of this award in the world, and she is the only winner from Asia. It is pointed out that since the beginning of planning, ICONSIAM has emphasized the concept of combining Thai cultural heritage with international-class architecture, art and creativity.

What substantial changes does ICONSIAM bring to Bangkok’s urban development?

ICONSIAM is located on the banks of the Chao Phraya River, with a total area of 750,000 square meters, integrating retail space, high-end residences and multiple facilities. Since its opening in 2018, the project has created more than 400,000 jobs, attracted 115 million visitors, and benefited more than 35,000 Thai entrepreneurs and nearly 1,000 designers. These figures show that ICONSIAM’s influence spreads to economic activities throughout Thonburi District.

What changes have occurred in surrounding land prices and commercial activities?

With ICONSIAM driving crowds and investment, the value of land along neighboring Charoen Nakhon Road has tripled, and business activities along the riverside have increased by more than 60%. This integrated development model that connects river, rail and road systems also echoes the process of Thonburi district transforming from a relatively low-key residential area into a commercial core comparable to downtown Bangkok.

Is this the first time ICONSIAM has received international recognition?

Not so. ICONSIAM was voted "The World's Best Shopping Mall" in 2019. Winning the award again at the MAPIC Awards 2025 shows that the project continues to attract attention from the international industry many years after its opening.
